Building and pest doesn't check the wiring. We do.

Before you sign, a licensed Sunshine Coast electrician opens the switchboard, trip tests every safety switch, tests the smoke alarms against the sale rules and puts repair estimates next to anything found. The PDF lands the same day, so you negotiate with numbers instead of hoping.
Give the property address and the booking form shows the price before you pay: the visit, every test and the same day PDF report. Not credited back, nothing added later.
See my price →Thermal imaging of the board can be added on the booking form. For buyers, sellers, and the agents, conveyancers and valuers acting for them.

Not buying or selling? Each kind of visit has its own price:
The things a $5,000 surprise hides in
- Every safety switch trip tested, with the trip times recorded
- Every smoke alarm tested against the rules that apply when a home is sold
- The switchboard, earthing and visible wiring checked across 20 items
- The meter number photographed, and what to ask the seller for
- Estimated repair pricing for anything found, so you can negotiate with numbers
- A PDF report the same day, addressed to you and your advisers
The contract clause
Most contracts carry a building and pest condition and nothing for the electrical. Ask your conveyancer to add this alongside it:
This contract is subject to the Buyer obtaining, at the Buyer's expense and within the building and pest inspection period, a written electrical inspection report from a licensed electrical contractor that is satisfactory to the Buyer.
Plain wording to hand to your conveyancer, who will put it in the form the contract needs.

We inspect
A licensed electrician spends up to two hours at the property with the board open. The seller does not need to be there, the agent lets us in.
- 3
Report the same day
Your PDF arrives the same day: every item rated, trip times, alarm findings, meter details and repair estimates.

You decide with numbers
Negotiate, ask for repairs before settlement, or walk away. If you buy and want the work done, our quote is our standard price.
Pre-purchase questions
What does the pre-purchase report include?
Your report covers every safety switch trip tested with the times recorded, every smoke alarm tested against the rules that apply at a sale, the 20 point check of the switchboard, earthing and visible wiring, the meter number and what to ask the seller for, estimated repair pricing for anything found, and a written report as a PDF the same day. The report is yours and your advisers' to rely on for this purchase.
Doesn't the building and pest inspection cover the electrical?
No. A building and pest inspector is not licensed to open the switchboard or test circuits, and their report says so. They note what they can see. We trip test every safety switch, test the alarms, check the earthing and look at the wiring, and we put repair estimates next to what we find.
How do I make the contract subject to it?
Ask your conveyancer to add a special condition alongside building and pest. A plain version: "This contract is subject to the Buyer obtaining, at the Buyer's expense and within the building and pest inspection period, a written electrical inspection report from a licensed electrical contractor that is satisfactory to the Buyer."
Is the report a certificate of compliance?
No. A visual and functional inspection of the accessible parts of the installation on the day. It is not a certificate of testing and compliance under the Electrical Safety Regulation 2026, and repair figures in it are estimates until quoted. It is written so you, your conveyancer and your lender can rely on it for this purchase, and it says exactly what was inspected and tested.
Is the fee credited back if you do the repairs?
No. The fee is not credited back and not refundable once the visit is done. It pays for the visit and the written report, which is yours to keep whatever you decide next. Any quote we give you afterwards is our standard price for that work. The report fee does not change it.
I am a buyers agent, conveyancer or valuer. Can I book for a client?
Yes, this is the visit for you. Book it in your name, put the client and the property in the notes, and the report is addressed as you ask. Pay by card online; if your office needs an invoice first, call 0494 826 740 and we send a payment link instead.
What is the thermal imaging add-on?
A thermal scan of the switchboard under load, with the images in your report, so a hot joint shows up before it becomes a fault. Tick it on the booking form and the price for the address includes it. Worth it on an older board.
How fast can you get there?
Online bookings open from two weeks out. Buyers are often on a shorter clock than that, so if your building and pest period ends sooner, call 0494 826 740 straight away and we do our best to fit you in.

“Awesome company to deal with from start to finish. Great communication, job planning and installation process. Not at all pushy, but very caring. Clear quote prior to work being done. Dan stayed back until quite late to ensure everything was working as it should! Would highly recommend.”
“The Guys at Nuvolt were absolutely wonderful to deal with. We were upgrading our Solar. They were so polite - did what they said they would do - came when they said - and stayed until the job was fully complete. And they tidied up. I would recommend them to anyone looking at getting or upgrading Solar. Thanks guys so much.”
“I highly recommend Nuvolt Electrical. Dan and Lara were clear and professional with all communications prior the Fox Ess battery install. They let me know all my options and were never pushy or assertive for the sale like some of the larger sub contractor style businesses. On the day of install, Dan and Sergio showed up on time, completed a neat install and took the time to explain the app integration. The job site was left clean and tidy. Great to support a local business and I encourage others to do the same!”
“Just wanted thanks Daniel and his team for the installation of my ev charger. Was very good at communicating and chasing energex up to have my charger connected. And went above and beyond in customer service to see if was happy with the end product. Also reasonably priced. Just wanted say Thank you very much.”
“Very highly recommended, proceed with confidence! Top quality battery and EV charger installation, while being extremely neat. I could not fault them. It's clear that at all levels they take pride in their work all the way down to the apprentice. You get what you pay for and they are absolutely worth it while being reasonably priced. Top guys to chat with while they worked as well, and as a bonus they're a small local business. Great job team”
“I honestly wish I met Dan and Lara earlier, so professional, easy to deal with and very well priced. Far and above the other guys in the solar and battery game. Lara made sure we had all the correct data, and Dan did a site inspection before locking in pricing. The system is working brilliantly and the Fox app is so much better than our previous system. Highly recommend these guys.”
