SAA S6093214
MEA member 23598 · QLD licence 92489

Nuvolt Electrical Solutions is a licensed electrical contractor (QLD licence 92489) based in Nambour that looks after rental homes, unit blocks and homes going to market for Sunshine Coast property managers, strata and body corporate managers, landlords and selling agents. Send us a work order and we contact the tenant, make it safe, fix what we can on the day and quote anything bigger to you for the owner's approval. Every job is invoiced to the agency, and after hours emergencies are covered from Caloundra to Nambour.
Every Electrical Job a Rental Throws Up
From a safety switch that trips on a Friday night to the smoke alarms before a new lease, one licensed crew handles the lot.
Tenant repair requests
Power points, lights, fans, ovens, cooktops, the electrical side of hot water and anything that keeps tripping. Send the work order by email or from your property management software and we arrange access with the tenant directly.
Emergency repairs, day and night
A dangerous electrical fault, or a failure of the electricity supply to the home, is an emergency repair under Queensland tenancy law. We take emergency calls around the clock from Caloundra to Nambour, make the property safe, and quote anything more to you before we do it.
Smoke alarms for every new lease
Interconnected photoelectric alarms in every bedroom, in the hallways outside them and on every storey, as Queensland law has required for each new lease or renewal since 2022. We supply, install and test them, and replace alarms that fail or are nearing 10 years old.
Before a sale goes to market
A home must have compliant smoke alarms once the contract is signed, the buyer is told in writing whether a safety switch is fitted, and building and pest reports often flag electrical items buyers then argue about. We check the switchboard, safety switches and alarms and fix what we find before the listing goes live.
Strata and body corporate
Common area and car park lighting, exit and emergency light installation, repairs and six monthly testing with the log book, switchboards, safety switches and EV charging in shared car parks, organised with the committee and the building manager.
Maintenance and thermal imaging
Scheduled checks for unit blocks and older rentals, including a thermal imaging scan of the main switchboards to find hot connections before they fail. A planned visit costs less than a midnight call out.
Safety switches and switchboards
Queensland requires a safety switch on the power points of a rental within 90 days of a tenancy starting. We test what is there, fit what is missing, and replace old fuse boards, always quoted to you for the owner's approval first.
Solar, batteries and EV chargers for owners
When an owner asks about solar, a battery or an EV charger, we quote it in writing so you can forward it straight to them, with the switchboard and supply checked first.

- We contact the tenant for access and keep you posted
- Make safe first, then anything more is quoted to you for the owner's approval
- The electrical certificate for the work we do, sent to you with the invoice
- Rate card sent on request, so you know the numbers before the first job

Add us to your contractor list
Email hello@nuvoltelectrical.com.au with your agency name. We fill in your contractor form and send our licence details, insurance certificates and rate card. Strata managers, the same applies for your building's approved contractor list.
Renting, and something has stopped working?
Tell your property manager first. If it is dangerous after hours, such as sparking, a burning smell or no power in your home only, call us on 0494 826 740 if you are between Caloundra and Nambour and tell us your agency. If your agency uses us, you pay nothing. If the street is dark, it is an Energex outage: call 13 62 62.
How a Work Order Runs
Send the Work Order
Email it, send it from your trust software or call us, with the tenant's details and what is wrong.
We Arrange Access
We contact the tenant directly, book a time that suits them and confirm it with you.
Make Safe and Fix
Small repairs are fixed on the day. Anything bigger is quoted to you for the owner's approval first.
Invoice to the Agency
One invoice to the agency that says what we found and what we did, with the electrical certificate for the work attached.
Property Manager Questions
What Sunshine Coast property managers, strata managers, landlords and selling agents ask us most.
Do you work with property managers on the Sunshine Coast?
Yes. Nuvolt is a licensed electrical contractor (QLD licence 92489) based in Nambour, and we take work orders from rental agencies, strata and body corporate managers and private landlords across the Sunshine Coast. Daytime work covers Caloundra to Noosa and the hinterland, and after hours emergencies cover Caloundra to Nambour.
Who pays when a tenant calls you out?
The agency, on the owner's behalf. If a tenant calls us and their agency or body corporate manager has us as their electrician, we bill the agency, not the tenant. On site we make it safe, and anything more is quoted to the agency for the owner's or committee's approval before we do it.
What counts as an emergency electrical repair in a Queensland rental?
Queensland's tenancy law (Residential Tenancies and Rooming Accommodation Act 2008, section 214) lists a dangerous electrical fault and a failure or breakdown of the electricity supply to the premises as emergency repairs, along with a hot water system, stove or heater that has stopped working. The tenancy agreement names a nominated repairer for electrical repairs, and we are happy to be that repairer for your rent roll. If the nominated repairer and the lessor cannot be reached, the tenant may have a suitably qualified person do the repair. If the whole street is dark, it is an Energex outage rather than a repair, and the number is 13 62 62.
What are the smoke alarm rules for a Queensland rental?
Since 1 January 2022, every new lease or lease renewal needs interconnected photoelectric smoke alarms, either hardwired or with a sealed 10 year battery, in every bedroom, in the hallway outside the bedrooms and on every storey. Within 30 days before a tenancy starts or renews, the lessor must test and clean each alarm and replace any flat battery. Any alarm that fails must be replaced straight away, every alarm must be replaced before it is 10 years old, and a hardwired alarm must be replaced with a hardwired one. Your property manager can do the testing for the owner; the tenant cannot. We install, test and replace alarms, and you get the electrical certificate for the work.
Does a rental in Queensland need a safety switch?
Yes. Under the Electrical Safety Regulation 2026, if the power points in a rental are not protected by an approved safety switch (30 mA or less), the owner must have one installed within 90 days after the tenancy starts. The rule covers the power point circuits, not lighting. A home with no safety switch on its power points also limits what any licensed electrician can do there: most new electrical work has to include fitting one, so it is worth doing first. We test what is installed and fit what is missing.
What does a seller need for smoke alarms and safety switches in Queensland?
Once the owner signs a contract to sell, the home must have compliant interconnected photoelectric smoke alarms, and the seller tells the buyer in writing whether they are fitted, on or before possession. The seller also tells the buyer in writing whether a safety switch protects the power points, and if there is none, the new owner must have one fitted within 90 days of taking possession. Both are declared on the Form 24 transfer. From 1 January 2027 every Queensland home must have compliant smoke alarms anyway, so sorting them when the listing is signed is far easier than under contract deadlines.
Can you check a property before it goes on the market?
Yes. We check the switchboard, safety switches, smoke alarms and any obvious defects, fix what we find with the owner's approval, and quote anything bigger. If the building and pest report has already flagged electrical items, send it to us and we will quote those items directly.
Do you do strata and body corporate electrical work?
Yes. Under Queensland's Electrical Safety Act the body corporate is ordinarily responsible for keeping the electrical equipment on common property electrically safe, and that is the work we do: common area and car park lighting, exit and emergency light installation, repairs and six monthly testing by licensed electricians with the log book kept, switchboards, safety switches and fault finding, plus EV charging in shared car parks with the metering and committee approvals sorted first. We work with the building manager on access and keep the committee's paperwork straight.
How do we add Nuvolt to our contractor list?
Email hello@nuvoltelectrical.com.au or call 0494 826 740 with your agency name. We complete your contractor form and send our licence details, $20 million public liability and WorkCover certificates of currency, and our rate card. Agencies are invoiced on 14 day terms.
Why don't you publish your rates?
Every agency gets the same rate card, sent on request, so you can see the numbers before you send the first job. Repairs beyond making it safe are always quoted to you for the owner's approval first, so nothing turns up on an invoice that nobody agreed to.
Can an owner get solar, a battery or an EV charger through you?
Yes. We are SAA accredited for solar and battery design and installation (S6093214) and install EV chargers of any brand. We quote in writing so you can forward it straight to the owner, and we check the switchboard and supply first so the price holds.
Need an Electrician on Your Books?
Tell us your agency and we will send everything your contractor file needs. Licence details, insurance certificates and our rate card, and we fill in your contractor form.
